The Baseline Repair Request · for listing agents, buyer's agents, buyers, and sellers

We diagnose the repair request. Both sides build on it.

After the inspection, the buyer asks for repairs and replacements, and the negotiating usually starts on guesses. Baseline runs every requested item through its diagnosis engine: what the problem actually is, what it costs from unbiased data, and what it takes to fix. The seller answers with evidence, the agreed work gets scheduled and verified, and the deal closes with the paperwork to prove it.

The week it fixes

The ask arrives. The guessing starts.

Four people who want the same thing, a fair close on schedule, spend the week trading guesses. Not because anyone is acting badly, but because the facts that would settle it are missing: what each item actually is, what it really costs, and whether the work got done.

01

The request lands without a diagnosis.

The buyer asks for repairs and replacements based on an inspector's caution lines. Nobody knows what each item actually is yet, so the seller can't tell a fair ask from an inflated one, and the buyer can't prove the difference either.

02

The negotiation runs on round trips.

Every question needs a contractor visit, a callback, a re-quote, another email chain. Days disappear into discovery the option period doesn't have, and deals die in the silence between answers.

03

Even a yes leaves the hard part.

Agreeing is not the finish line. Someone still has to get the work scheduled at a fair price before close, and then prove to the other side it was actually done, with paperwork everyone will accept.

Who it's for

What it does for you.

One document reaches everyone in the deal: both agents, the buyer, and the seller. Pick your role to see what you send, what Baseline does, and what you walk away holding.

You have days to turn your buyer's worries into an ask you can defend, and no contractor will quote from a PDF in time.

You do

Decide the ask with your buyer, like always. Send us the items: repairs and replacements. That's it.

Baseline does
  • Diagnoses every item you sent: what it actually is, root cause, confidence.
  • Prices each one from comparable completed repairs, so your ask stands on evidence instead of round numbers.
  • Tracks the seller's answers in one document, and schedules and verifies the agreed work before close.
You walk away with

An ask the other side takes seriously, answers instead of silence, and a buyer who walks into closing with the work done and documented.

Dedicated pages for each seat are coming. Until then, the sample document shows exactly what lands in front of all four.

How it works

From the buyer's ask to verified work, in one chain.

The same diagnosis engine Baseline runs on property maintenance every day, pointed at the week a home changes hands. You hand us the request; we do the hard part.

step 01

Send the request

The items the buyer's side asked for, exactly as they came over: repairs and replacements. Baseline doesn't decide the ask, and it doesn't need the whole report re-litigated. The request is the scope.

RepairsReplacementsAs the buyer wrote it
step 02

Each item gets a diagnosis

The diagnosis engine reads every requested item against the inspection evidence: what the problem actually is, its root cause, a confidence score, and a fair market price from comparable completed repairs, independent of everyone at the table.

Root causeConfidence scoreFair market price
step 03

The seller answers with evidence

Every response is built on the diagnosis, so it answers the buyer's concern instead of dismissing it. Both sides read one document with the same numbers, and the back-and-forth collapses into decisions.

step 04

Baseline executes and proves it

Agreed work gets scheduled with a vetted vendor at the price both sides accepted. Completion is validated and documented: photos, the invoice, a verification record. The other side has its proof before close, and nobody chases a contractor.

The document

Read one before you run one.

The fastest way to judge this is to read what it produces. The sample takes a buyer's six requested items and shows each one diagnosed, priced, answered, and, where agreed, executed with the paperwork attached.

Neutral ground

Unbiased numbers, so the trust holds.

Baseline has no side and no stake in the size of the work. Every diagnosis comes from the same engine that runs Baseline's maintenance business, and every price comes from comparable completed repairs, not from whoever estimates loudest. The buyer sees their concern taken seriously and answered. The seller sees what a fair yes actually costs. Everyone negotiates from the same baseline, which is the point of the name.

Baseline diagnoses and prices property repairs every day. The Repair Request points that machinery at the one week when a home changes hands.

Questions

What agents ask first.

Does this replace my contract's repair form?

No. Your form stays your form. Baseline produces the diagnosed, priced exhibit behind it, so the document you sign carries evidence instead of round-number guesses.

Does Baseline decide what the buyer asks for?

No. The buyer's side decides the ask: which repairs, which replacements. Baseline diagnoses what was requested and answers it with evidence. The ask stays yours.

What does the seller's response look like?

Every answer is built on the diagnosis. Agree to the repair, agree to the replacement, or answer the concern with what the diagnosis actually found. Either way, the buyer's concern gets a real answer instead of a flat no.

Who does the agreed work?

Baseline schedules it with a vetted vendor at the price both sides accepted, validates completion, and files the proof: photos, the invoice, and a verification record the other side can rely on at close.

Where do the prices come from?

Comparable completed repairs, regional labor rates, and current material costs. Every line carries a confidence score, and the same item gets the same price no matter which side sends it.

Whose side is Baseline on?

The transaction's. A tool that diagnosed or priced differently depending on who asked would be worthless to everyone within a month. Neutrality is what makes one document workable for all four seats.
